Following the annulment of the national Unique Register by STS 620/2026, the main short-term rental platforms (Airbnb, Booking.com, Vrbo and similar) have updated their verification systems. As of August 2026, the operative status is as follows.

What platforms now verify

Platforms no longer require or verify the national NRA/NRUA. The code they must verify, and that must appear on each listing, is the regional tourism register number of the relevant autonomous community:

  • Andalusia: VUT/MA/XXXXX (Andalusian Tourism Register)
  • Catalonia: HUT (Registre de Turisme de Catalunya)
  • Madrid: VUT (Registro de Empresas Turísticas)
  • Canary Islands: VV (Registro General Turístico)
  • Balearic Islands: ETV (Registre Insular d'Empreses, Activitats i Establiments Turístics)

What obligations platforms retain

Regardless of the NRA annulment, platforms retain all their obligations under Article 9 of Regulation (EU) 2024/1028: to transmit monthly to the competent authorities, for each unit, the following data:

  • Number of nights rented
  • Number of guests per night
  • Host country of residence
  • Exact address of the unit
  • Regional registration number
  • Listing URL

Platforms with fewer than 4,250 monthly listings may transmit this data quarterly.

What happens if a listing has no valid code

If the competent authority notifies a platform that a regional code is invalid or has been revoked, the platform must remove the listing within a maximum of 48 hours. Hosts will receive prior notice with 10 working days to resolve the issue, except in cases of direct revocation.

Recommendations for operators in Andalusia

  • Check that the VUT/MA/XXXXX code appears correctly in the registration field of each listing on Airbnb and Booking.
  • Remove any reference to the NRA/NRUA from listings: it is no longer valid or required.
  • If a listing was blocked or removed due to lack of NRA before STS 620/2026, contact the platform to reactivate it using the regional VUT code.
